FAQ

COMMON QUESTIONS

What is selective demolition?+

Selective demolition — sometimes called surgical demo — involves removing specific building components while leaving surrounding structure intact. Common examples include removing a load-bearing wall to open a floor plan (after proper temporary shoring), enlarging a window or door opening, or stripping a kitchen without touching adjacent rooms. It requires experienced crews who can work precisely without causing collateral damage.

Do you need a permit for demolition in Virginia?+

Full structure demolition typically requires a demolition permit from the local jurisdiction. In Prince William County, permits are required for any structural demolition and for any interior work affecting load-bearing elements. Cosmetic interior demo (removing drywall, flooring, cabinets) in a project that has an existing building permit typically doesn't need a separate demo permit. Keraman handles all permit requirements as part of the project.

Do you handle debris removal and hauling?+

Yes. Debris removal and haul-away is included in every Keraman demolition project. We bring roll-off dumpsters or truck-load away all materials from the demo site. We separate recyclable materials (metals, clean concrete) from general demolition waste and dispose of everything in compliance with Virginia environmental regulations. You won't have to coordinate dumpster rental or haul anything yourself.

Can you demo and rebuild in the same project?+

Absolutely — and it's often more cost-effective to have the same contractor handle both. Keraman Construction routinely takes projects from demolition through complete reconstruction: demo the old kitchen, rebuild it to your new design; tear down the old deck, build a new composite deck in its place; gut the basement and finish it as livable space. Single-contractor projects save time, simplify scheduling, and eliminate coordination gaps between trades.
