Virginia law requires architect-stamped drawings for commercial buildings over a certain threshold, for any building with assembly or institutional occupancy, and for multi-family buildings of three or more units. For most single-family residential work — additions, renovations, decks, and interior work — a licensed contractor with proper technical drawings can obtain permits without an architect of record. Keraman will advise you on whether an architectural stamp is required for your specific project.
For most residential projects (an addition, kitchen remodel, or deck), planning and drawing preparation takes 2–4 weeks. Complex projects involving structural changes, MEP coordination, or commercial work may take 4–8 weeks to produce permit-ready documents. This timeline is separate from the permit review period at the county, which adds additional time before construction can begin.
